Annual Preventative Maintenance Service
Maintenance is a fundamental and necessary part of strategic asset management. Building assets must be well maintained in order to support service delivery. Smart owners know there are substantial long-term benefits of good maintenance including:
- assets will perform better
- their life will be extended
- operating costs will be reduced
- users and community members will have a more favorable perception of the building and its owner
EnCon Renew’s Annual Maintenance Program provides an organized, site specific operations and maintenance plan of annual inspections and written recommendations. We begin with a Structural Evaluation and Engineering Analysis.
Types of Included maintenance:
- Planned Maintenance: work to prevent problems which can happen predictably within the life of a building, such as repairing caulk joints or painting.
- Housekeeping Maintenance: work done on a more frequent schedule in an effort to prevent larger, more serious events. This may include drain cleaning and high pressure washing.
- Corrective and/or Emergency Maintenance: Beyond the scope of the annual service, so will be forwarded on as a major EnCon Renew restoration project.
Evaluation
Maintenance and Repair Evaluations
Within our Maintenance Service we provide evaluation and analysis of the condition of your property.
For major repairs, we will do a Condition Assessment, which is a much more in-depth process that includes documentation of current conditions, root cause analysis of failures, prioritized repair recommendations, and an order of magnitude pricing for repairs.
Step 1 – Preliminary site inspection and basic condition assessment
We will perform a preliminary review of the structure and draft a detailed condition assessment of the facility.
Step 2 – Wash down and final condition assessment
We will wash down the structure and perform a final condition assessment based on any changes brought about by the high pressure wash. We will:
Perform a high pressure wash to remove surface discoloration and debris
Finalize our comprehensive building inspection and condition assessment
In our condition assessment report, we will quantify each finding
Prepare a final written inspection and service repair report for the items found and provide an estimate of the cost for any required repairs.

Step 3 – Develop a scope of maintenance items
We will categorize Corrective, Emergency, and Planned maintenance items in an effort to prepare a comprehensive, long range capital investment cash flow analysis. We will detail project specific maintenance items and repair frequencies for those items found in Step 2.
Step 4 – Installation of corrective, emergency and planned maintenance items
We will install the repairs based on our agreed upon scope, schedule, and cost.
Repair
Restoration Management and Implementation
EnCon Renew’s Repair Services include design, project management, and installation of required repairs and restoration for major and minor projects. We will install the repairs based on our agreed upon scope, schedule, and cost.
Types of Repairs:
- Minor cracking that requires epoxy injection
- Concrete spalling that requires patch work
- Caulking failures
- Connection maintenance requirements for cleaning, rust removal, and protective coating applications
- Removal of failed precast materials/members
- Reinforcement of precast products to improve load changes
- Replacement of failed connections and entire precast pieces
