EnCon Renew acted as a specialty repair subcontractor providing removal, repair and replacement of precast spandrels damaged by drainage issues leading to water infiltration and corrosion of connections. The drainage issues also lead to significant damage to the stems of two of the double tee (DT) roof members.
The parking structure’s repair and restoration was comprised of epoxy injection, structural patching of spalls, engineering and installation of new retrofitted spandrel connections, as well as the design and installation of a saddle assembly for the DT stem repairs.

Drainage issues caused significant damage to the precast spandrels and stems of two of the double tee (DT) roof members. Water infiltration and corrosion of connections over a long period of time required a replacement of the damaged precast.
The spandrels were removed from the structure in order to access the areas in need of repair. Retrofitted connection embeds were installed in the spandrel in anticipation of reinstallation. The damaged DTs were shored using engineered shoring towers. The unsound concrete and rust from the corroded bearing assemblies was removed. DT stems patched and saddle assembly installed to reconfigure the bearing point of the roof member.
